Guidelines to ensure a successful purchase

  1. Don’t be afraid… In Spain the sale commission is paid by vendor so you will not pay more even if few agents are involved in the process of your purchase. The fact is that the amount of the commission is then divided between the agents.
  2. Reservation deposit – Once you choose the property you want to buy, it would be normal to reserve it by signing a PURCHASE RESERVATION FORM confirming the basic terms of your offer to the vendor developer to formally accept. Reservation deposit is 6000€ +VAT. At this stage possible to make an offer
  3. Lawyer – choose lawyer and give instructions. Mortgage – WE help as well TO OBTAIN mortgage and private contract preparation.
  4. Private contract – Once the legal searches are completed, your lawyer will require 10% ( including the reservation deposit) OF THE AGREED PURCHASE AMOUNT TO PAY OVER ON THE signature of the private contract. Normally this contract you sign within 14-21 days from the date the deposit was paid.It is usual, subject to your approval of the terms and authorization, that your lawyer would sign this contract on your behalf – avoiding your travel to Spain..The private contract will stipulate all the agreed terms of the purchase, the stage payments if applicable and the final completion date.
  5. Notary – when we have all the documents, property checked by the lawyer and the bank is ready with the mortgage we sign all the documents on the same day in front of the Notary.
